01 What happened, and in what order
On 19 August 2026, at a general meeting of its members, Mahogany Building Services Pty Ltd resolved that the company be wound up. A liquidator was appointed the same day, and the notice was published by the Australian Securities and Investments Commission that afternoon.
It is worth being precise about what kind of insolvency this is, because it is easy to get wrong. This was a creditors' voluntary liquidation. It began with a resolution of the company's own members, not with an order of a court.
The part that is harder to see is what the public record already said before any of that happened.
The company holds a Victorian building registration, CDB-U 51790, in the class Domestic Builder (Unlimited). It has held it since 1 July 2018. On the Building and Plumbing Commission's public register today, and on every day since 11 August 2025, that registration reads one word: Suspended.
02 What a suspended builder registration actually means
Most people have never had cause to look at the register, and the word does not explain itself. The regulator does explain it, on the same page, and the explanation is stronger than most readers expect.
"The practitioner is not authorised to carry out building work as a registered practitioner."
That is not a caution or a black mark. Under Victorian law, domestic building work valued above the registration threshold must be carried out by a registered builder, and a suspension removes that authorisation for as long as it lasts.

So the 373 days matter. For that whole period, anyone who typed the company's name into a free government website would have seen the word Suspended, next to the regulator's own explanation of what it means.
There was no announcement. There was no media release. The register simply said what it said, and it was on any member of the public to go and look.
03 The reason codes that never say why
Here is where the register stops being helpful, and it is the part of this story worth the most to a homeowner.
Next to the suspension date, the register gives a reason. For this company the reason reads: Suspension Reason 1 and 2. Those are defined further down the same page.
Read those two side by side and the problem is obvious. Reason 1 is an administrative lapse, closer to a missed invoice than anything else. Reason 2 spans a range that runs from a lapsed insurance policy to a suspension imposed because the regulator judged it necessary in the public interest.
Someone checking this builder in, say, March 2026 would have learned that the registration was suspended. They could not have learned whether that was a forgotten annual fee or a failed financial test. Both sit behind the same label, and only one of them tells you anything about whether the company is likely to still be there next year.
That is not a criticism of any individual decision. It is a limitation of the register as a consumer tool, and it is checkable by anyone in about a minute.
04 What the regulator did not do
This section exists because the previous one raises a question, and leaving it unanswered would invite the wrong conclusion.
Reason 2 can include a suspension imposed as an outcome of disciplinary action. So: was there disciplinary action here? On the published record, no.
The Building and Plumbing Commission maintains a Compliance and Enforcement Register. In its own description, it lists the disciplinary proceedings in which a practitioner or company has been found to have contravened the Building Act, the Building or Plumbing Regulations, or the Domestic Building Contracts Act, or to be no longer fit to practise. Entries stay on it for five years.
We retrieved the whole register on 20 August 2026, all 939 entries, and searched it three ways: by company name, by company number, and by registration number. Mahogany Building Services Pty Ltd is not on it.

The two are set out separately on purpose. Aliya Pty Ltd is a different company, and that matter remains under investigation with no findings made. It appears here only to show what the public record looks like when the regulator has acted and said so.
For Mahogany Building Services, no finding has been made and no enforcement action has been published. Nothing here should be read as suggesting otherwise. What can be said is narrower, and is the whole point: the register showed a suspension for 373 days, and the register never had to explain it.

06 What to do before your next progress payment
Most people check a builder's registration once, if at all, and they check it before they sign. This matter is a reminder that a registration is not a fixed fact. It has a status, and the status can change in the middle of a build without anyone contacting you.
- Search the register by the builder's name or registration number, at the Building and Plumbing Commission's Register of Building Practitioners. There is no login and no fee. If you are outside Victoria, each state and territory keeps its own register.
- Read the status, not just the entry. Current, Suspended, Partially Suspended, Cancelled and Surrendered all mean different things, and the register explains each on the same page. If it does not say Current, that is the thing to ask about.
- Check again at each stage, not only at signing. Registrations are renewed annually and their status can change at any point during a build. Checking before a progress payment costs a minute.
Where the status has changed, or where a builder has entered external administration, the documents that matter are the ones that record the state of the work: what has actually been completed, what is defective, and what it will cost to finish. Under Victorian law, domestic building insurance can respond where a builder has died, disappeared or become insolvent, and a claim under it turns on that evidence. It is worth having the work recorded before anyone else goes near the site.
