Anyone can write a report. Ours have been acted on by regulators, cited in the national press, and held up when builders pushed back. Every item here sits on a document.

The Government’s Rapid Regulatory Response Team halted a Canberra build and named our report: work may not resume until “the non-compliance issues outlined in the inspection report by Site Inspections Pty Ltd” are addressed. Our report is Attachment B to the notice.

On a Victorian build, your right to have us inspect is statutory: a builder must permit the owner, or a person the owner authorises, reasonable access to the site.
The pillows on the bedroom floor
A pre-purchase job in 2024. Tenants in the property, five people with kids, and a bathroom that looked fine. The drain cover came off anyway: inside, a spider had built a web. A shower used daily does not house a dry web, so the shower was not being used, and there was one reason it would not be. It had a leak.
In the bedroom, pillows were lined along the sliding door on the floor. Moved aside, behind the curtain: mould under the carpet. A leak, staged out of sight for the sale campaign.

The roofline in Preston
A half-finished home in Melbourne’s north. From the street, complete: frames up, roofline straight, tiles neat. The drone went up anyway. Wedged into the new roof structure was a length of timber that did not belong: greyed, cracked, visibly aged, nothing like the framing around it. The stage had already been signed off by a registered building surveyor.
Reported by Money magazine, 16 April 2026, inside one of our inspections. Their words for how we work: every defect traced back to a specific clause in the code or the Australian Standard. Ours: ’Good from far, but far from good.’ That same frame inspection produced a written Direction to Fix under section 37F(1) of the Building Act 1993. We hold the document.
The report that said everything was fine
A recent one. The owners bought with a report in hand, somebody else’s. They moved in, and the leaks started. We were engaged to investigate it properly, documented what the first report had not found, and, with the owners’ go-ahead, our report went to the regulator.
The builder has since closed the business. The report is now the owners’ evidence, in the form the process needs. A good portion of our defects work starts exactly here: a report already paid for, and a problem it did not find.

Honestly we would have spent so much and had years of problems. They were the single best decision we made. I hired them for an off the plan apartment inspection and was really impressed with the quality of their work. While the developer was trying to be strict on time they managed to take the time needed to complete a detailed inspection. They didn’t do just a superficial look but went super detailed, lifting tiles in the balcony, opening shower drains, used mirror to check the doors from above and under, used a special equipment to measure floor levelling…
Generally, it was really impressive what they managed to actually check and importantly I got the report sent to me in just a few hours afterwards. The report was very detailed with the right level of technical details for the builder but also clear enough for a normal person to understand. It’s divided into categories going by rooms one by one and highlighting several levels of seriousness each with pictures, explanation of the damage and possible impact, how it links to the law or builder code and recommendation of steps to be taken.
They are indeed more expensive than others but also what you get is completely different level.

I originally engaged Site Inspections for defect inspections in 2023. In 2026, I reached out to Zeher seeking clarification regarding a structural defect. What I received exceeded all expectations. Questions we get asked
Work that does not comply with the approved plans, the National Construction Code or the relevant Australian Standards, and workmanship that falls short of what those documents require. Some defects are visible. The expensive ones usually are not: waterproofing, structure, and anything that was covered up by the next trade.
Every job is quoted, because a single suspect balcony is not the same job as a whole townhouse. What moves the price is the size of the property, the number of issues under investigation, and what it takes to diagnose them properly. Tell us the address and what is happening and you will typically have a figure back within 24 hours.
A week is the typical lead time, and we keep a wait list, so when a job is rescheduled a slot opens up, sometimes at short notice. If you’re genuinely up against it, our inspectors will work after hours. The report is normally with you within 24 hours of the inspection.
A written report in plain English, with a photograph of every defect we find and the standard, plan or manufacturer’s requirement it fails against. It is written so you can send it straight to your builder, an insurer or a lawyer without editing a word of it.
Most builders fix what is documented properly, because a photographed defect referenced to the standard it fails is much harder to argue with than a phone call. Some resist. When that happens the matter goes to the building regulator and through the dispute process, and the report is already in the form that process needs.
In Victoria the right is in the Act. Section 19 of the Domestic Building Contracts Act 1995 provides: “A builder must permit the building owner (or a person authorised by the building owner) to have reasonable access to the building site and to view any part of the building works”, with a penalty of 20 penalty units. You authorise us, and we become that person. Other states have their own provisions, so ask us if the property is interstate.
